Most people take water for granted. They get their monthly utility bill, and just pay it, without checking to make certain there have not been significant changes from prior months.

We know from experience, water can be a SIGNIFICANT source of headaches, whether you are a single family homeowner, or an investor in several multi-family properties!

Water leaks may seem unimportant in the big picture, but we know that is simply NOT the case! A small leak can lead to MAJOR repair and renovation expenses. We have seen it happen WAY too many times.

There is a very old saying. "A stitch in time, saves nine!" This is especially true when it comes to water leaks. A leaking faucet can appear to be a minor inconvenience, but all too often it also means it is signaling other significant problems! Mold, rot, floor damage, bathtub finish destruction, cabinet damages . . . the list goes on forever! In many cases, the solution is as simple as a washer fix. In others, it is a golden opportunity to upgrade to a new, modern efficient faucet. The choice is YOURS, but a timely fix can mean thousands of dollars in avoidable repair expenses.

Toilets are a MAJOR source of hidden problems too! Is the toilet constantly running water? Does it fail to flush properly? Is there standing water around, or behind, the toilet? Does the toilet shake, or move when you sit on it? If repaired promptly, when the problem first shows up, it is usually a quick and quite inexpensive repair! If ignored or postponed, it can lead to MAJOR, very expensive, problems! Again, the problems can range from mold and rot problems, or leakage that seeps into the ceiling of the downstairs area - resulting in VERY expensive major renovation expenses. TIME IS OF THE ESSENCE in situations like this - you are taking a great risk if you "put off" early intervention! You may never know the damage that is going on under your tile floor, or in your walls, if you don't remain vigilant in protecting your property from water damage!

THE COMPLEXITIES OF BIDDING A PAINT JOB!

Painting is another specialty of ours! We can roll, brush, or spray - depending on the specifications of your job, and YOUR preferences!

BUT, there is a lot more to doing a lasting, professional job than just choosing a color, and picking up a couple of gallons of paint, and slopping it on!

The TRUE test of a good paint job is the preparation work done before the first can of paint is even opened!

The easy part is filling the old nail holes, and caulking. Repairing cracks in the walls and ceilings can get more complex. For instance, WHY did the crack form where it did? Was it just normal settling of an older home (check for sprung door frames, etc.), or is there a more serious structural problem?

Was there a smoker in the house? If so, you may need to wash all the walls. Just painting over the smoke residue will only cover the smell for a short time before it migrates back into the room.

And there is the kitchen and bathrooms! You will almost always find a cooking grease residue on the walls, no matter how clean the kitchen was maintained! And bathrooms almost always have at least some water damage and/or mold and mildew! It ALL needs to be cleaned off with the appropriate cleanser BEFORE painting. Modern paint formulas are NOT designed to adhere to foreign substances on the wall - - and that goes DOUBLE if there were children in the house who used the walls as a crayon drawing board.

Often bathroom tile needs re-grouting, and tubs and showers need to be re-caulked for a lasting glorious look, and safety, and property preservation.

Then there is the problem of more serious wall damage. Holes punched in the drywall, pitting caused by doorknobs, and water damage often found under windows and door frames! Is the painter qualified to repair damaged wallboards, or even the older lath and plaster walls? Will all the necessary repairs and caulking be done PROPERLY, before the painting begins?
